A Unique Management Approach

There are many facets to managing your property that go beyond marketing and advertising. Our decades-long experience has provided us with the knowledge necessary to navigate all aspects involved in protecting your investment. We invest our time to make sure you receive your rent in a timely fashion, while coordinating maintenance activities, conducting inspections and building a relationship with each tenant.

Our office is located within about twenty minutes of each property we manage, which provides easy access for tenants. We invite our renters to stop by to pay rent or discuss any topic regarding their residency. Someone is always present to speak with tenants, both personally and via phone, during our normal business hours.

We Collect Rent Payments Quickly

We have a strict rent collection process, and we make sure each tenant is aware of their responsibility to pay rent in a timely manner. We have a proven process in place to collect rent if a tenant fails to pay on time, which protects our clients against unpaid debts.

We Distrbute Earnings Rapidly

We pay owners the rent received from their property on the 10" of each month, and owners have the option of receiving rent through an ACH payment. We provide a detailed accounting statement each month, and owners have access to their statements through the owners portal at any time.

We Handle Maintenance & Repairs

When we receive a maintenance request, we become the contractor for any vendors going to a property to complete work. Because of this responsibility, we screen and hire vendors who are licensed to work within the required scope of work. We contact each owner via email prior to any work being done, unless it is an emergency. We also utilize a 24-hour emergency maintenance service, so tenants will always be able to contact someone in person if they require assistance.

We Perform Regular Inspections

We conduct a move-in and move-out inspection for every property we manage, and these inspections are detailed with extensive digital photographs. Our vendors also inform us of any possible adverse conditions whenever they visit a property for a repair. Since we operate in a condensed service area, we conduct bimonthly drive-by inspections to ensure properties are being maintained by the lease and HOA standards, if applicable.
